When should I start my property search?

For school-year relocations (early September), plan your search in July or early August to secure the best family homes. Properties in desirable areas can go quickly, so don’t leave it too late.

How do property tours work?

We carry out research just before your tour, based on your budget and requirements. Unlike the UK, Spain has no centralised listing system, so searches are conducted mainly via local estate agencies.

Agencies charge tenant fees of 1 month’s rent or 10% of the annual rent (plus 21% VAT). A professional home search consultant will guide you and ensure your needs are clear before the tour, as changes during the visit are difficult, especially in busy markets like Madrid.

How many properties will I see?

You can expect to view 5–15 homes per day, depending on the area and your requirements. Narrow areas or strict criteria may reduce options.

Can I negotiate rent or request improvements?

Landlords generally expect close to the advertised rent, particularly for high-demand properties. Offers may be considered if a property has been on the market for a while, but substantial discounts are rare.

You can request minor improvements (painting, repairs) before moving in. Major changes may affect the landlord’s decision and potentially the rent. In Spain, landlords usually paint and prepare the property for new tenants.

Tenancy length and flexibility

Standard leases are 1 year minimum. Tenants can terminate the lease after 6 months with 1 month’s written notice. If no notice is given, the lease automatically extends up to 3 years.

Landlords cannot terminate during the first 3 years except if they or a close family member will return to live in the property.

Security deposit and upfront payments

Security deposit: 1 month for unfurnished, 2 months for furnished.

First month’s rent: prorated if mid-month.

Agency fees: 1 month’s rent or 10% of annual rent.

ITP tax: 0.4% of total rent for 3-year lease, payable within 30 days. No refund if you leave early.

Utilities & community charges: often included in rent — verify case by case.

Signing the lease

Both tenants must sign in person at the estate agency office. The lease will be in Spanish; we can provide an English summary if required.

Maintenance responsibilities

Immediate repairs (first 2–4 weeks): landlord.

Minor maintenance: tenant.

Structural repairs or installation maintenance: landlord throughout the lease.

Insurance

Contents insurance is recommended, as it is not mandatory in Spain. Protect your belongings against loss or damage.
